In the suburbs where land is less expensive but the start-up costs of buying or building a home are still high, a single person or couple can build the basic Starter Home as the first phase of their home. As they are able, they can expand horizontally, adding on rooms, garages, gardens and other elements by using available land.
In urban environments where land is expensive and hard to find, the Starter Home can save money by fitting into interstitial spaces and by allowing for vertical expansion. It can be built in a backyard as an in-law unit. It can also be built on a small lot and later expanded vertically to provide more space. The peak of the roof on the original unit is under 20' high and in most areas the height allowance is up to 40'. Balconies, dormer windows and roof terraces can all be added to increase the usable space without changing the footprint.

The only sink is in the kitchen. The owner has the option to add a sink in the bathroom if desired. The interior space is made to feel larger than it is through the use of several architectural techniques. The pitched roof allows for a 16' ceiling. Two skylights in the roof give the room a light and expansive feeling. In addition, the closet and bath have sliding mirrored doors for visual enlargement of the interior.
The home was designed as a flexible solution to the housing problem, without a particular site in mind. It is estimated the cost to build would be $15,000 - $20,000 (price of land not included).
The Starter Home is a flexible response to the increasing demand for inexpensive housing in urban and suburban settings, and in both individual settings and large groups. While the home is quite small, it can be used in large groupings while retaining a low scale and individual entrances. The MacDonald Starter Home is a one-story, single room house with a loft under the pitched roof. The footprint is 14' x 17', giving the house a total of 300 sq. ft. The loft must be called a storage loft because it is accessed by a ladder and therefore does not comply with the Uniform Building Code (UBC) as a habitable space. The house has a slab-on-grade foundation and uses conventional wood framing, sliding doors and nail-on windows. The Starter Home is finished simply with painted plywood on the exterior, sheetrock on the interior, carpet on the floor and asphalt shingles on the roof.............
